Share quotas (tantièmes) represent each lot’s share in the common parts. They distribute charges and determine voting weight.

Set in the base deed, calculated based on area, location (floor, orientation) and use (residential, commercial, parking).

Two types:

  • General quotas: Common charges (roof, facade, insurance)
  • Special quotas: Charges for specific equipment (lift, garden)
Modification: Requires 4/5 majority vote and a notarial deed.
